What is it like to live in Vistancia?
Vistancia is the big one in North Peoria: about 7,100 acres, split into villages. The Village at Vistancia is the main residential area, Trilogy is the active adult community, Blackstone has a private golf club, and Northpointe is the newest section.
Daily life here means walking to the pool instead of driving to it. There are 3.5 miles of trails past two city parks, plus community events through the year.
What amenities does Vistancia have?
Two recreation centers anchor The Village. The Foothills Center has a heated, resort-style pool with a 6-lane lap area, a playground and a picnic ramada. Mountain Vista Club adds an 8,000 square foot indoor basketball gym, four lighted tennis courts and three pools, including one with a waterslide.
Northpointe has its own amenity center, the Sovita Club, with a pool, fitness studio and courts.
What schools serve Vistancia?
Vistancia is in Peoria Unified. Vistancia Elementary, a preschool through 8th grade school inside the community, was named a National Blue Ribbon School in 2015. Lake Pleasant Elementary is also close by. Always confirm the school assigned to a specific address with the district.
What's the catch with Vistancia?
Those amenities come with a cost beyond the HOA. Vistancia homes are in a community facilities district (CFD), which adds a property tax assessment that paid for the community's roads, water and sewer lines. Don't stop at the HOA number on Zillow. Look at what the home will actually cost you each month.
How much do homes cost in Vistancia?
Homes range from about 1,300 to over 5,500 square feet, so there's room to move up without leaving the community. In The Village, the median sale price has been running around $637K this fall. Gated and golf sections like Blackstone sit higher.
I'm a Realtor and a mom of three, so when I break down a neighborhood I'm always asking: would I actually want to raise my own kids here? The Village has a LOT I love. Two rec centers, pools, trails for family bike rides, and schools right in the neighborhood. It feels like a place where kids grow up with a community around them. If you're outgrowing your starter home and want the life around it too, not just more square footage, this is where I'd start.
