Is Vistancia a good place to live?

Vistancia is North Peoria's largest master-planned community, about 7,100 acres with more than 7,500 homes and homesites sold. It's split into villages: The Village at Vistancia for families, Trilogy for active adults, Blackstone with its private golf club, and Northpointe, the newest section with the Sovita Club pool and rec center.

Is it gated? The community as a whole isn't, but some neighborhoods inside it are, like Entrada and the Blackstone area. That means you can choose a gate or skip one without leaving Vistancia.

Brooke's take

The Village has a LOT I love: two rec centers, pools, trails for family bike rides, and Vistancia Elementary, a 2015 National Blue Ribbon School, right in the neighborhood. The catch? Those amenities come with a CFD tax on top of the HOA, so don't just look at the HOA number on Zillow. Look at what the home will actually cost you each month.

What's it like living in Sonoran Mountain Ranch?

Sonoran Mountain Ranch sits north of 67th Avenue and Happy Valley Road, built around trails, natural washes and open desert. It has roughly 1,500 homes from builders including Shea, Maracay and Camelot, with a mix of single-story and two-story floor plans and some larger lots.

It's in Deer Valley Unified, and it's one of the closer North Peoria communities to I-17 and the shopping at Happy Valley.

Brooke's take

Sonoran Mountain Ranch is the one people don't find until I point them there. A lighted basketball court, picnic tables and grills, and trails, all inside the community.

Is Westwing Mountain a good neighborhood?

Westwing Mountain wraps around a mountain in 85383, with winding streets, trails and views. The biggest draw for families is West Wing School, a Deer Valley Unified preschool through 8th grade school inside the community. High schoolers are zoned for Mountain Ridge.

Brooke's take

Westwing is tucked away, but still minutes from Target, restaurants and everything around the 4 Corners. Trails, parks, a school and even a neighborhood coffee shop.

What about Aloravita?

Aloravita is the newest of the three, with mountain preserve views. It's simpler than Vistancia, an onsite playground and basketball court instead of a resort-style rec center, but homes average around 2,587 square feet, mostly in the $600K to $1.3M range, right where most move-up families are shopping. Moving up from elsewhere in Peoria?

A lot of my North Peoria buyers are already in Peoria, in established neighborhoods like Fletcher Heights (85382) or Terramar (85383), and need more space. If that's you, the first step is pricing your current home honestly so we know what you can comfortably buy.

So which one is right for you?

Three different neighborhoods, three different vibes. If you want the full resort lifestyle and Peoria Unified schools, start with Vistancia. If you want quieter desert living close to I-17, look at Sonoran Mountain Ranch. If you want a K-8 school inside the neighborhood and trails out your door, Westwing Mountain. The right one comes down to your budget, your must-haves, and how much you're willing to pay each month for amenities.
